Government urged to apply 'rent brake' to protect tenants from large rent hikes under new law


The Government has been urged to introduce a “rent brake” to protect tenants from sudden or extreme rent increases under new proposed laws. It will mean that, from March, when a tenant leaves a property, the landlord can set rent for new tenants at the market rate. This is a departure from the existing system, where rent increase is limited to a maximum of 2%. But, under the proposals, landlords will be able to reset rents at market rates every six years for new tenancies signed after March. Concerns were also raised about how complex the legislation was and how aware landlords and renters were of the changes.
