I can easily get my arms around small; sometimes big is, well, too big. Small capitalization REITs are maybe more “scrappy” - and I like to think, closer to start-ups, a more raw energy. And there’s a place for small-cap REITs in your investment portfolio. And in my Forbes Real Estate Investor newsletter, I track a portfolio of “Small-Cap REITs.” (It’s one of over a half-dozen specialized portfolios I publish each month.) It is one of the smallest office REITs in our research lab, with a market cap of around $420 million and total enterprise value of $934 million.
