Noida buyers want registration done on carpet area basis, allege RERA violation

Homebuyers in Noida and Greater Noida areas are upset with the Uttar Pradesh government for not executing registration of flats based on carpet area, as per the Real Estate Regulatory Act, 2016 (RERA). Buyers said that the Uttar Pradesh stamps and registration department is still executing registration of properties on the basis of super area, instead of carpet area, which is not in compliance with RERA and is also burdening buyers. Carpet area is the space contained among the inner faces of the walls. The super area includes spaces outside the walls, such as balcony, and other common areas such as clubs, shafts and elevator area. “We demanded that the Uttar Pradesh stamps and registration department should immediately start executing registration of flats on the basis of carpet area without further delay.
